When you decide to sell, you do the quick math almost everyone does. Sale price, minus what you still owe, minus the commission. Whatever’s left, that’s your number. It’s a fair place to start, but it’s wrong, and not because the commission is wrong. It’s wrong because the commission is the only cost you counted. Then closing day arrives, and there are lines on that statement nobody warned you about.
Here in the Greater Vancouver Area, selling a home costs a little more than most people expect. The good part is that once you see every line ahead of time, none of it catches you off guard. So let me walk you through what’s actually there.
1. The commission is the biggest cost, and it’s the one you can negotiate. This is the number you already had in your head, so it’s not the one that surprises you. Just remember there’s a 5% GST that sits on top of the commission, which people tend to forget when they plan. It’s real, you budget for it, and then you move on.
2. The cost most sellers brace for isn’t actually yours to pay. A lot of sellers assume the property transfer tax is coming out of their side. In British Columbia, that one falls to the buyer, not the seller. So the moment you take it off your list, your real costs get smaller than you thought.
3. The smaller lines are the ones worth knowing early. A legal or notary fee usually runs somewhere around one to two thousand dollars. If you pay off your mortgage before the term is up, there may be a penalty for breaking it early. And you’ll cover your share of the property taxes up to the closing date. None of these are huge on their own, but together they shape what you actually walk away with.
Here’s the thing: no single number fits everyone, because it depends on your home, your mortgage, and your timing. That’s why the better question isn’t “what does it cost to sell.” It’s “what do I keep.” That’s the number that actually matters, and it’s the one I’ll work out for you, line by line, before you sign anything.
