You’re trying to sell your home in 2026, but it’s been sitting on the market without an offer. It’s a frustrating spot to be in, but before you make any big moves, it helps to understand what’s actually going on, because a few honest adjustments can change everything.
First and most important: don’t overprice your home. As a seller, you have to understand that it isn’t 2021 or 2022 anymore. Back then, overpriced properties still sold. That market is gone. Today, buyers have plenty of options and very little patience for a home that’s priced above what the comparables support. Pricing it right from the start, or correcting an ambitious price quickly, is the single biggest lever you have.
Consider offering buyer incentives. One way to stand out in a competitive market is to give buyers a reason to choose your home over the one down the street. That might mean helping with three months of mortgage payments, or a cash incentive like a $5,000 credit toward closing costs. Small, well-placed incentives can tip a hesitant buyer in your favour without slashing your price.
Remember that most buyers judge your home online first. Before anyone walks through your door, they’ve already formed an opinion from the photos. So better pictures, better staging, and a decluttered home can change everything.
There’s a lot of competition out there right now, and the honest truth is that if your home doesn’t look like a ten out of ten online, it probably won’t sell. This is where presentation does the heavy lifting, and where preparing your home properly before listing pays off.
If you’ve done all that and it’s still not moving, consider a relaunch. If you’ve adjusted the price and improved the presentation, and you’re still not getting traction, taking the home off the market and relaunching can be a smart move. A relaunch resets the days-on-market counter and puts your listing back in front of buyers, including the ones who already scrolled past it.
There’s an honest catch, though: a relaunch doesn’t make the home’s history truly disappear. Serious buyers and their agents can still see that it was listed before. So a relaunch works best when it’s paired with real changes, a sharper price, better photos, and stronger staging, not used as a trick on its own.
